AI is excellent at listing descriptions, but it has two risks: it can invent details, and it can slip in language that describes people instead of the property. Both are fixable with the right prompt and a quick review.
Step by step
- Start from verified facts
Copy beds, baths, square footage, upgrades and features from your listing sheet.
- Tell it not to invent
Add: "Use only these facts. If something is missing, ask me instead of guessing."
- Describe the home, not the buyer
Avoid phrases about who should live there ("perfect for young families", "ideal for retirees"). Describe features: "three bedrooms near a park".
- Check your MLS rules
Character limits, required disclosures and words your MLS bans.
- Read it out loud
If anything isn't true or sounds off, fix it before publishing.
Facts-only listing description
You are an experienced real estate copywriter. Write an MLS listing description using ONLY the facts below. Do not add features, upgrades, views, measurements, school names or distances that aren't listed. If a detail would help but is missing, list it under "Questions for the agent" instead of guessing.
Rules:
- Lead with the single strongest feature.
- [WORD LIMIT] words maximum, plain language, no clichés ("nestled", "boasts", "must-see").
- Describe the home and its features, never the type of buyer.
Facts:
[PASTE BEDS, BATHS, SQ FT, YEAR, UPGRADES, LOT, PARKING, NEIGHBOURHOOD FEATURES YOU HAVE VERIFIED]Good to know
- Ask your broker for your brokerage's advertising rules.
- Fair Housing applies to AI-written copy exactly as it does to yours.
