Rehearse your toughest seller objections with AI before the appointment: five prompts to copy

Berkshire Hathaway HomeServices president Jimmy Burgess shared five prompts in Inman: a neighborhood guide for buyers, a 30-day social plan built from that guide, an objection coach that role-plays a buyer or seller and gets harder as you improve, an MLS description that leads with lifestyle and bans clichés like "won't last long", and a five-touch, 15-day follow-up sequence that never says "just checking in". Most of the prompts tell the AI to ask you questions before it writes, so the result uses your local knowledge instead of guesses.

Why it matters for agents

Pick the three objections you dread most (commission, "we'll wait for rates") and role-play them this week. For the neighborhood and listing prompts, describe the home and the area, never who should live there, send school questions to official district sites, and check every price, business and commute time. Text and email follow-ups need the lead's consent and an easy opt-out (TCPA in the US, CASL in Canada).
